The government of Kenya has officially launched the sale of 4,888 newly completed Affordable Housing Units across 17 counties.

This initiative is an important component of the government’s strategy to ensure accessible housing for all Kenyans, with Kiambu County leading the distribution with 1,027 units. Notable contributions come from Nakuru with 440 units and Nyandarua with 326 units. Additionally, Machakos County has 294 units available, while Embu offers 248 units.

Other counties including Uasin Gishu, Kakamega, Vihiga, Bomet, Nandi, Muranga, Isiolo, and Wajir each feature 220 units. Kirinyaga and Homa Bay contribute 110 units each, and Migori adds 60 units to the total. The housing initiative is categorized into three groups based on financial brackets: Social Housing Units, Affordable Housing Units, and Affordable Middle-Class Housing Units.

This structure is designed to provide equitable homeownership opportunities across varying economic categories. Social Housing Units are intended for Kenyans earning less than Sh20,000 monthly. These homes are available as studio units priced at Sh640,000 with a monthly repayment plan of Sh3,900.

One-bedroom units measuring 30 square meters are offered at Sh960,000, while two-bedroom units of 40 square meters are available for Sh1,280,000, with monthly instalments of Sh5,350 and Sh6,800 respectively. This framework aims to make homeownership attainable for low-income earners. For the middle-income demographic, defined as those earning between Sh20,000 and Sh149,000 monthly, the Affordable Housing Units come in eight diverse typologies.

Studio units, offered in sizes of 20 and 28 square meters, are priced at Sh1,000,000 and Sh1,400,000, with corresponding repayments of Sh7,250 and Sh10,119 per month. One-bedroom units range from Sh1,500,000 to Sh2,150,000, while two-bedroom options extend from Sh2,000,000 for 40 square meters to Sh3,200,000 for 64 square meters, with monthly payment plans spanning from Sh14,450 to Sh23,128.

Further, three-bedroom and studio-cum-shop units are also on offer to cater to various housing needs. For higher earners, the Affordable Middle-Class Housing Units provide spacious options that range from 40 to 90 square meters, with prices from Sh2,400,000 to Sh5,400,000. Monthly repayments in this category range from Sh21,160 to Sh47,610, thereby addressing the housing needs of the upper-income segment.
