Investors Flock to Nanyuki as Infrastructure Improvements Drive Real Estate Expansion

Nanyuki, Kenya, is experiencing a surge in real estate activity.

The town attracts developers and investors eager to capitalize on a burgeoning market fueled by strategic location, enhanced infrastructure, and proximity to key tourist destinations. The rising demand for residential and commercial spaces is transforming the town into a prime investment hub.

Located along the Nairobi-Nanyuki highway, the town offers convenient access to the capital, Nairobi, while maintaining a serene, high-altitude environment attractive to a diverse range of buyers, including middle-class families, expatriates, and retirees. Its nearness to Mount Kenya and notable wildlife conservancies further enhances its appeal, solidifying its position as a desirable location for both permanent residents and tourists.

Significant infrastructure improvements are underpinning this growth. The ongoing upgrade of the Great North Road into a dual carriageway between Kenol and Marua, coupled with the rehabilitation of the old metre-gauge railway line connecting Nairobi to Nanyuki, are poised to significantly boost the town’s economic expansion.

This increased accessibility is driving demand for modern housing, leading to the development of gated communities and high-end apartments that cater to buyers prioritizing security, comfort, and modern amenities. The town's robust tourism sector is also contributing substantially to the real estate market, particularly in short-term rentals. Platforms like Airbnb have seen increased activity as visitor numbers rise.

A 2019 report indicated that Nanyuki's real estate market posted average rental returns of 4.7 percent for residential properties and 7.6 percent for commercial properties, with land values appreciating by 4.7 percent.
According to Charles Ndung’u, Chief Executive of the Realtors Expo, realtors and developers are actively expanding their presence in Nanyuki to meet this growing demand, launching new projects across the region.

He attributes the sector's expansion to these infrastructure improvements and the increasing recognition of Nanyuki's potential by investors. Enhanced security, bolstered by the presence of the British Army Training Unit in Kenya (BATUK) and a well-established military base, has also been crucial in attracting investment and fostering a stable economic environment.

The thriving tourism industry is creating increased demand for hotels, resorts, and vacation homes, thus creating ample opportunities for developers. Nanyuki's strategic location as a gateway to popular tourist destinations and wildlife conservancies, complemented by easy access via road and air, positions it as an attractive destination for both domestic and international visitors.

Beyond investment prospects, Nanyuki offers a high quality of life characterized by a pleasant climate, picturesque landscapes, and a peaceful atmosphere. The town presents a compelling blend of natural beauty and modern amenities, making it an attractive option for those seeking retirement homes, vacation properties, or a sustainable living environment.

Charles Makari, Chief Executive of Alicon Housing Real Estate, emphasizes that devolution, the decentralization of government functions, has spurred economic growth and infrastructure development in Nanyuki. By directing more government resources to the counties, devolution is making towns like Nanyuki more attractive to investors. This decentralization has also led to increased job opportunities, a growing population, and a resultant surge in demand for housing and commercial spaces.

The availability of essential construction materials is also accelerating Nanyuki's real estate growth. Its proximity to key suppliers of cement, steel, and other building materials significantly reduces transportation costs, making construction more affordable and efficient. The presence of the Kiganjo quarry ensures a consistent supply of quality stones, reducing reliance on external sources and encouraging investment in housing, commercial buildings, and mixed-use developments.

Additionally, enhanced internet connectivity plays a crucial role in attracting new residents and businesses. With improved access to high-speed internet, Nanyuki is becoming a hub for remote workers, digital entrepreneurs, and companies seeking to expand beyond major urban centers.
